5 Things to Do Before You Sell
  1. Get a pre-sale home inspection.  It’s better to know of any major problems before it goes on the market, and if possible, correct any of the problems that might cause potential buyers from backing out after they have the home inspected.  The last thing you want is the perception that something is “wrong” with your home.

  2. Get estimates.    If you know that something needs to be replaced soon, such as a roof or carpeting, it’s important to get an estimate from a reliable contractor.  That way, if a potential buyer makes an offer, but says they are only willing to offer you a certain amount because there is $15,000 in repairs, you will have a better sense of how much these needed repairs will actually cost.

  3. Get a pre-sale termite inspection.    Again, it’s better to know of any major problems before it goes on the market.  I would strongly recommend this if you have a frame house.  Typically, a termite inspection is around $75.00.

  4. Gather together warranties and guarantees.    If you can provide warranties on the a/c unit, appliances, and other items that will remain with the house, it will help put the potential buyer at ease.

  5. Fill out all disclosure forms accurately.   These forms are provided by your sales associate.  Take the time to be sure that you don’t forget to disclose problems, however minor they may seem.  If you don’t, it might create a liability for you after the sale
